We can reserve it to  remove it from the market. This reservation contract will have a special cancellation clause in case  of not qualifying for a  mortgage so we can have our reserve back.

Request a Simple Note

We request a NOTA SIMPLE in the land registry where the property is located. Please, this step is very important so you will be able to check if the property has other mortgages charges or debts. Consult always an expert.

We will talk to the bank.  

It is always better to make an appointment to avoid waiting.

If you are a Resident: A certificate from Tax Office of your resident status.

Your profession

Your last Income declaration.

If you are working: your las 3 payslips and your employment contract.

If you are a pensioner, a certificate from the Social security Treasury.

While the operation is approved...

We must think that the bank will give you 80% of the selling price. This is the general rule. Some banks could give you more or less depending of our financial situation

Banks are becoming more and more sellers of financial and banking products

When you sign a mortgage, the bank will always offer you financial products: life insurance, car insurance, house insurance. 

You are not obliged to have them but  THINK that  house insurance will be a product that will be needed. 

Today banks are working with good insurance companies.

Once the bank tell you that the operation is positive

You need to go to the Agent or Owner of the House to inform them that you can go ahead with the sale process. So next step will be sign the private contract and pay the 10% of the selling price. 

After that we will arrange the sign of the Selling Deeds before a Notary and is there when you sign at the same time you mortgage Deeds. Both Deeds have to be submitted to the Land Registry
